Your yield, backed by our operations.
Returns on real estate ultimately depend on one thing: keeping the building occupied. When rooms sit empty, income stops — and the projected yield becomes little more than a number on paper. For investors approaching Japanese real estate from overseas, that uncertainty is often the single greatest concern.
ZIPANG was built to remove it. After the sale, OAKHOUSE leases the entire property back from the new owner under a fixed-rent master lease. What the owner receives is a predetermined rental income, unaffected by occupancy. Vacancy risk, rental decline, and the day-to-day demands of tenant management are all absorbed by OAKHOUSE — a company that has run this business for more than thirty years.
Our involvement does not end there. We remain the property manager after the sale, staying with the building through everything from daily operations to long-term capital repair planning. Being a partner in protecting the value of your asset — that is the model only OAKHOUSE can offer, because these are properties we developed and have operated ourselves.
Three Reasons to Invest with Confidence

1. Fixed Rent, Regardless of Occupancy
OAKHOUSE enters into a master lease agreement with the new owner, leasing the entire property and paying a fixed rent set by contract — irrespective of occupancy levels. Tenant sourcing, screening, contracting and move-out handling, rent collection, and the management of arrears and disputes are all borne by OAKHOUSE.
For the owner, income shifts from a projection to a certainty. Investors based outside Japan receive stable yen-denominated income without ever becoming involved in tenant matters or Japanese-language negotiations on the ground. Rather than relying on a portfolio of individual tenants, the owner holds a lease with a single corporate counterparty with over thirty years of continuous operating history. That is the fundamental reassurance this structure provides.
Rent levels, lease terms, and rent revision conditions vary by property. Our representatives will walk you through the specific terms in detail, with full documentation prepared for each asset.
Please note that this scheme is designed for owners holding the property as an income-generating asset. For corporate clients considering a property for their own use — as company housing or employee residences — we offer a separate proposal. We would welcome the opportunity to discuss it with you.

2. A Track Record That Backs the Promise
A commitment to fixed rent means nothing without the earning power to sustain it. Since its founding in 1992, OAKHOUSE has operated share houses and co-living properties across the Tokyo metropolitan area, with approximately 5,000 rooms under management and a track record of roughly 98% average annual occupancy. Around 70% of our residents are international residents — a segment we have learned to reach and retain through decades of investment in acquisition channels, multilingual tenant management, and community operations.
Occupancy in the share house sector naturally fluctuates with the seasons. Our operating model is built around that reality, sustaining high occupancy across the full year. Because we absorb those short-term fluctuations ourselves, the owner's rent remains constant.
And this rent is not paid on a property we have sublet from a third party. It is paid on assets we developed, we operate, and whose economics we know intimately. The promise is underwritten by our own business.

3. Long-Term Asset Value, Managed by Us
We are not a seller whose relationship with you ends at closing. Following handover, OAKHOUSE continues as the property manager, taking responsibility for everything from routine maintenance to capital improvement planning.
No one understands the condition of these buildings better than we do. That allows us to anticipate when repairs will be required and to plan them with you — what needs investment, where, when, and at what scale. Rather than reactive, unplanned expenditure, we propose a long-term repair program designed around preserving asset value.
For owners residing outside Japan, monitoring a building's condition, selecting contractors, and supervising works on the ground is far from straightforward. As both operator and property manager, OAKHOUSE takes on that role. Stable rental income and a well-maintained asset: only when both are in place does an investment hold up all the way through to exit.
